Nelson Engineering provides the developer, condominium association or accounting firm multiple options for meeting state condominium statute requirements. Depending upon your need we can develop a single report containing a comprehensive condition assessment, replacement revenue and turnover report or a single "stand alone" report may be selected.

Condominium Turnover Inspection Reports (TIR): New Florida condominium laws went into effect October 1, 2008. One of the new laws regulates the transfer of a condominium development from the developer to the association (board of elected managers representing the individual unit owners). House Bill 995/Senate Bill 2084, Florida Statute 718.301(4)(p) (Transfer of association control) requires a report included in the official records, under seal of an architect or engineer authorized to practice in this state, attesting to required maintenance, useful life, and replacement costs of thirteen common elements comprising a turnover inspection report. Some common elements are: roofs, structures, heating and cooling systems, swimming pools and spas and pavement and parking areas. The TIR coupled with our condominium facility condition assessment also meets the "seal of an architect or engineer" requirements found in Florida Statute Section 718.113(6) (Maintenance).

Condominium Facility Condition Assessments (FCA) - provides a detailed condition report and a cost of repairs estimate for facility infrastructure and building systems. These reports are used for maintenance budgeting, property ownership transitions or bank loan requirements.

Condominium Replacement Revenue Reports - a third party determination of the estimated replacement cost and the life expectancy of common property to be maintained and replaced by condominium associations (business or residential). These reports guide the determination of association monthly dues to assure adequate funds are being assessed. This report is pursuant to the Florida Statute 718.112(2)(f) (Annual Budget) requirements.
